01Planned maintenance

Planned Maintenance is designed to keep every part of the façade performing as intended and to reduce the risk of unexpected failures. For Staticus projects, this service can also be offered together with the tender submission as part of an integrated warranty and after-sales package.

  • Regular cleaning and washing of external surfaces, including glazed and cladded areas
  • Inspection and testing of operational elements (vents, doors, opening mechanisms)
  • Gasket checks, adjustment, and lubrication
  • Plenum and cavity cleaning
  • Cleaning of balcony glass and railings
  • Functional testing of critical façade components
  • Minor surface repairs to preserve appearance and performance
02Reactive maintenance

Fast response when something breaks, fails, or is damaged. 

Reactive Maintenance provides on-call support whenever façade components are broken or damaged and need repair or replacement. All work is performed in line with the building’s Operations & Maintenance (O&M) strategy so that performance and warranty requirements are respected. 

  • Glass replacement
  • Cladding replacement (metal and natural materials)
  • Open-state cavity replacement where needed during glass or cladding replacement
  • Insulation replacement where needed during intervention
  • Replacement of balcony glass, soffits, flashings, and decking
  • Coping and façade roof edge replacement
  • Plenum outlet replacement
  • Soffit and column cladding replacement
  • Repair of vandalism damage
  • Temporary safety measures and protection for the public in emergency situations
03Inspections and Investigations

Finding the root cause of problems – and proving it. 

Inspections and Investigations focus on detecting, locating, and documenting issues that can disrupt façade performance. We use the most appropriate access method for each building – including BMU systems, MEWPs, rope access, and drones where required. 

  • Leak detection and correction
  • On-site water testing and failure analysis
  • Detailed reports and photographic records of findings and test results
  • Assessment and reporting of fire-related façade damage
  • Assessment and reporting of vandalism-related damage

04Access and methodology

Safe, efficient access solutions for complex façades. 

Many buildings have complex or changing access conditions due to their design, surrounding developments, or planning constraints. Our Access and Methodology service defines how façade works can be carried out safely and efficiently. 

  • On-site logistic assessment and site survey
  • Task-specific risk assessments
  • Planning of access using BMU systems, MEWPs, rope access (abseilers), and other methods
  • Lifting assessments and lifting plans
  • Overall access strategy for inspections, cleaning, repairs, and replacements
  • Delivery coordination and material handling planning
